Turnaround Time & Delivery
I know speed matters when getting a listing live. Standard photo sets are fully edited and delivered within 48-72 hours of the shoot. All files are provided in high-resolution formats optimized for web uploads, MLS platforms, and short-term rental channels without unnecessary delays.
Advanced Editing & Digital Retouching
Standard packages cover foundational lighting and color work. For specialized digital adjustments requested after delivery, or items requiring custom retouching, the following rates apply per photo:
Fireplace Composite: $5 per photo
Sky Replacement: $8 per photo
TV Screen Replacement: $5 per photo
Object & Blemish Removal: $8 per photo (Includes cleaning up power cords, stray reflections, and minor surface blemishes)
Booking, Prep & Reshoot Policies
Booking & Payment Policy
25% Booking Deposit: A non-refundable 25% deposit is required at the time of scheduling to reserve your shoot date and time slot. The remaining balance is due prior to final gallery delivery.
Property Preparation & Staging Policy
The Shoot-Ready Standard: Properties must be fully cleaned, prepped, and staged prior to the scheduled start time.
Staging Assistance: If furniture arrangement, surface clearing, or heavy styling is required from the photographer on site, it is billed at an hourly consulting rate of $75/hour, which directly reduces active shooting time.
On-Site Cancellations & Reshoots
No-Shows & Late Cancellations: If property access is not provided within 15 minutes of the scheduled start time, or if a shoot is canceled with less than 24 hours notice, a $75 trip and schedule fee applies.
Unprepped Property Reshoots: If a shoot cannot be completed because the space is unclean, cluttered, under construction, or otherwise not shoot-ready upon arrival, full package rates ($300+) apply to reschedule and re-shoot the property.
Property Updates & Added Amenities: Return visits to capture new furniture, updated decor, fresh seasonal landscaping, or added amenities after the initial shoot are billed at a $150 return trip minimum (includes up to 5 final edited photos; additional photos are $20 each).
Weather-Related Delays: Exterior photos delayed due to severe weather (heavy rain or active storms) will be rescheduled and completed at no additional charge.
File Retention & Revision Requests
14-Day Storage Window: Client files, including RAW bracketed exposures and unedited source materials, are archived for 14 days following initial delivery to clear storage for ongoing projects. Please download and review your media promptly upon receipt.
Revisions & Re-exports: Requests for re-exports, specific bracket selections, or advanced retouching adjustments are fully supported within the 14-day window. Once source files are archived, re-processing from original brackets is no longer available. Revisions requested after this window will be fulfilled using alternative delivered angles or will require a reshoot fee if new captures are necessary.
